I don’t take one of your largest investments lightly. In addition to assisting others with their real estate needs, I have personally been investing in real estate for 20+ years and understand how to successfully negotiate purchases and sales; handling any issues that may arise. I am also a licensed builder who owned/operated one of the largest home renovation companies in Washtenaw County for 15+ years; receiving regional and national design awards for my work. Regardless of whether you are buying, selling, or both, I use this experience to help my clients see the full potential in their new home, or understand what steps to take to maximize the sale price of the home they’re looking to sell.
As a resident of the area for over 30 years (transplanted from Minnesota), I have lived in Milan, Saline, and Ann Arbor. It is here, and in the surrounding towns, where I grew up, worked, played, and eventually built a business which allowed me to reinvest into the community. I volunteer with and support many local organizations such as Ele’s Place, Habitat for Humanity, Girl Scouts, Humane Society, and Ronald McDonald House.
Being married for over 25 years, the father of two adult children, and keeping an eye on my mother, continually gives me insight into the real estate needs of people in similar situations. Whether it be; a graduating college student looking to establish themselves and invest in their first home; the family whose kids have moved on and are looking to capture the equity in their current home and down-size; or even, the family that is looking for some additional space for a growing family or to care for a parent, I can relate. My experience, knowledge of the markets and communities, and my extensive experience in home renovation and real estate investing, enable me to understand the needs and desires of my clients.
✔ Professionalism
Whether it’s a client, a colleague or a service provider, there is no more important quality to maintain than professionalism. Keeping emotions in check and treating all interactions with mutual respect, result in more successful negotiations and a smoother process.
✔ Communication
The problem with communication is the illusion that it has taken place. Therefore, the most essential elements in communication are that of listening and truly understanding what is important to the speaker and responding in a timely manner. This allows us to achieve your goals in the most efficient, effective , and worry-free way.
✔ Commitment
There are three primary aspects to commitment, with the first being the simplest; do what you say you are going to do. The second is based on my experience that there is a solution to every problem. So, never give up, think outside of the box, and don’t be afraid to do what others say can’t be done. The most important aspect is to be a resource and advisor for you as a new homeowner, and for years to come.
Agent + Investor = Knowledge
I am a “roll up your sleeves” kind of person, not just a paper-pusher. I have been personally investing in real estate, both long and short-term, for over twenty years. With this experience, I have developed a unique strategy for purchasing and selling homes. The real estate process includes many complexities, such as contracts, disclosures, encumbrances, and titling. Murphy has reared his ugly head more than once in my own personal transactions, which has provided me the problem-solving skills to quickly resolve almost any issue that should arise during the real estate process. Simply put, I’ve been there and done that.
Systems, Systems, Systems
My real estate business is built on referrals, so I utilize systems in every aspect of the business to ensure a repeatable experience for each and every client. These include; a step-by-step process, when buying a home, that identifies and matches key features of a home with your needs; and a complete marketing system, when selling, that gets your home in front of the greatest number eyes for the most competitive pricing.
Home Improvement Specialist
Most agents price houses too high, disregarding the age and needed improvements. As a licensed builder, my remodeling business had completed well over 1000 projects in the local communities. This provided me a vast knowledge of cost versus value for home improvements and provides us a unique advantage when negotiating with sellers to obtain your new home, at a price that best reflects the home’s current condition. Likewise, I am also able to share with you the potential costs you will incur for any renovations you wish to make in the future, ensuring you have a complete view of your investment before making it.
Continuous Education
When you are determined to learn, no one can stop you. This is why I am continually reading, researching, and attending seminars. I believe in being an industry leader, which translates into benefits for my clients, such as; structuring unique deals to minimize risk, in both time and money; providing comprehensive and strategic marketing plans for properties, to outperform the competition; and ensuring transactions meet the most current state and federal regulations.
